1. Buy-to-Let
The UK's most established residential investment model: buy a property and let it on a long-term tenancy. We run a market and rental analysis, select properties that meet your criteria, test lettability for the target tenant profile, model gross and net yield with realistic cash flow, and then help you appoint and hand over to a letting and management agency.
2. Buy-to-Sell
A short- to medium-term capital growth play: buy with the intention to resell. We work through pricing, local liquidity and demand, a post-purchase marketing timeline, exit scenarios and a realistic expected margin — so the resale is planned before you complete on the purchase.
3. HMO (House in Multiple Occupation)
Letting a single property to multiple unrelated tenants on a room-by-room basis — typically higher yield, but with more compliance and management. We check HMO licensing and local council requirements, project income per room, work through fire and safety standards, and put together an operational plan with a specialist HMO management agency.
4. Student Accommodation
Property aimed at university cities with strong, repeat student demand. We analyse demand around the target university, build a term-time occupancy and pricing strategy, review the management contract on offer and plan a marketing calendar tied to the academic year.

We model seasonal pricing, project realistic occupancy, choose the right platform mix, plan cleaning and turnaround operations and check local regulations — including the new short-let registration and planning rules that increasingly affect this strategy in the UK.
6. Off-Plan
Buying at the construction stage, often at a discount to the finished value. We assess the developer's track record and project risk, review the payment schedule, check completion guarantees and warranties (NHBC, LABC and similar), and plan both rental and exit scenarios for the day you take completion.
7. Buy, Refurbish and Sell
Adding value through renovation before resale. We start with a site survey, scope the works and build a realistic budget, source contractor quotes and recommend the modernisation choices that genuinely move the resale price — not just the ones that feel good on paper.
8. Commercial-to-Residential Conversion
Converting commercial property into residential units — a strong added-value strategy in the right location. We run a conversion feasibility, work through planning and permitted development rights, commission outline architectural work, build a cost-and-programme schedule and help you choose the right developer or build partner.
9. Property Development
Ground-up or major redevelopment on land or an existing asset. We work on the scheme concept, the funding structure (senior debt, mezzanine, equity), tendering and procurement, project control through the build, and the sales or letting strategy for the finished scheme.
