Country Selection
This is the first and most important stage. Our team analyses your investment goals, risk tolerance and expected returns in detail. We then run a side-by-side comparison of the UK and Spain to identify the right country for your case.
At this stage we look closely at tax obligations, legal requirements, market dynamics and forward projections, and recommend the country that suits you best.
Setting Your Investment Budget
We build your detailed investment budget together. The UK and Spain apply strict source-of-funds checks on foreign investors, so an explainable, well-documented source for your funds is essential.
The budget isn't just the purchase price — it's a full financial plan covering every cost line of a property investment. You'll see legal fees, notary costs (where applicable), valuation fees, insurance, land registry and stamp duty charges, FX transfer costs and first-period operating expenses laid out clearly.

Region and City Selection
With the strategy set, we research the regions and cities that fit it best. Every area has its own demographics, market dynamics and investment potential.

Property Criteria and Brief
Once the region is set, we define the property criteria that match your goals — property type, size, condition, age and any specific features you need.
This stage matters for the long run. Successful property investors typically grow their portfolios with similar types of property. Getting the criteria and standards right on your first investment lays the foundation for scaling up later with comparable assets.
Property Search
We start the property search through our local partners and property experts. We look at properties that are actively for sale, plus off-market opportunities that may be coming up.
Properties that match your brief are scanned and scored through our AI-assisted tool and shortlisted for you. We then run a market analysis on each candidate, compare it with similar properties, work out its true market value and assess it in detail across physical, legal and income dimensions.

Making the Offer
Once the right property is identified, we shape an offer strategy. The amount and conditions are based on market conditions, the seller's position and the property's features.
Before we put the offer in, we share an 'Investment Summary' with you. It sets out the offer price and deposit alongside every purchase cost line and the total acquisition cost. It then shows monthly running costs such as management fees, service charges and maintenance, the potential market rent, the annual rental income, the net return before and after tax, and the ROI percentages both before and after inflation — all transparently.
Mortgage Application and Finance Approval
If you're financing the investment with a mortgage, we start the finance process once your offer is accepted. A mortgage isn't always available on every purchase. Where it is, we work with a qualified Mortgage Advisor who manages the application from start to finish.
Conveyancing and Due Diligence
Once the offer is accepted, the legal process begins. We always work with qualified local lawyers at this stage.
United Kingdom:
A qualified Solicitor or Licensed Conveyancer leads the process. ID and source-of-funds (AML/SoF) checks are completed. Title deeds and property records are reviewed and local authority searches are carried out. Contracts are drafted and negotiated; on the agreed date, exchange of contracts takes place, the deposit is paid and the deal becomes legally binding.
Spain:
Your lawyer (abogado) and the notary (notario) work together. We obtain your Spanish foreigner ID (NIE). Your lawyer reviews the property's nota simple, checks for charges and encumbrances, and clears any issues. The escritura is signed at the notary, after which your lawyer completes the post-sale registration and tax filings.
Completion and What Comes Next
After the legal work, we move to completion. At completion, ownership of the property is formally transferred to you. We coordinate the closing of the finance, the tax payments and the title transfer.
For Buy-to-Let investments, we select the right letting agent for you and work with them on your behalf. The agent handles starting the let, drafting tenancy agreements and finding suitable tenants.
How We Work
We aim to take you to your investment goal in around three months. UK and Spanish legal processes typically take around six weeks on average, so within three months our target is to complete the property search aligned to your strategy and put in an offer.
